A light tap on your head makes you look up to see water droplets on the ceiling. It's got to be broken pipes. Mold has grown halfway up the wall and the whole scene is just positively sickening!

As you stand there in dismay, trying to figure out how you’re going to deal with this mess, you remember your island neighbor raving about a local area home property management company he'd hired last summer. He said they regularly inspected his home and kept him informed of his home's condition.

Inspection Manager

Whether your home’s on Kiawah, Seabrook or Lower Johns Island, if you have to leave your island residence for any length of time, we’re here to inspect, protect and safeguard your property against damage and maintain your home with the same care and consideration as if it were our own.

You’ll be assigned your very own Home Service Manager who will create a customized inspection routine just for you. Weekly or twice per month, whichever plan you choose, your Home Service Manager will examine every inch of your home and grounds performing interior and exterior inspections. Upon our discovery of any problems or potential problem, we’ll take the necessary actions to remedy, repair and resolve them for you. Any needed repairs, renovations or maintenance can be handled completely by GAMBLE HOME SERVICES!

As one of our Absentee Inspection Clients, you’ll always have direct access to our online Property Management System: a safe and password protected area within our website that allows you to see the results of each and every inspection we perform and the actions we’re taking to maintain your property.

In addition to our website's Property Management System, we’re always only a phone call away. If repairs or maintenance is needed, we'll let you know about it right away!

What Services Are Included in Our Absentee Inspection Program?

Interior Inspection

  • Operate mechanicals, such as:
    garbage disposal, garage door, and elevator
  • Change Heating/AC filters as needed
  • Check operation of refrigerator/ice maker
  • Check for broken windows
  • Look for leaks:
    ceilings, around skylights, windows,
    under sinks, in closets
  • Check for signs of moisture on vents in house
  • Ensure that doors/windows are secure
  • Check/set security system
  • Check breaker box for tripped breakers
  • Ensure water heater breaker is off
    when owner not in residence
  • Monitor heating/air-conditioning:
    summer 80˚, winter 60˚,
    when house is unoccupied
  • *Drive car twice monthly
    about 10 minutes each time
  • *Water indoor plants

Departure Service
Notify us when you depart and we'll perform this service on your next regular inspection.

  • Arrange departure cleaning upon request
  • Turn off breaker to water heater
  • Ensure house is properly secured, windows closed, security system activated
  • Turn off all lights and appliances as appropriate
  • Set thermostat appropriately
  • Rid refrigerator of any foods that will spoil
  • Turn off ice maker
  • Close curtains, blinds
  • Winterize house in winter months
  • Bring in deck furniture upon request

Exterior Inspection

  • General condition of all reasonably accessible areas
  • Stain and caulking condition
    (insufficiencies may cause wood rot)
  • Cracks around doors/windows that can cause leaks
  • Rotting wood around decks,
    doors and window facings
  • Mailbox - forward mail as necessary

Under House and Attic Areas

  • Water intrusion or plumbing problems
  • Animal intrusion
  • Sufficient insulation coverage
  • Air handler drain pan

Grounds Check

  • Felled tree limbs
  • Grass properly irrigated,
    bedded areas free of weeds or debris
  • Sidewalks, driveway blown off,
    pine straw sufficient
  • Trees sufficiently off/away from roof and house

Arrival Service
Please give us required notice at least
one week prior to your arrival date.

  • Arrange pre-arrival cleaning upon request
  • *Check and replace light bulbs as needed
  • Set thermostat appropriately
  • Turn on water heater breaker
  • Turn on ice maker
  • Turn on lights or open window coverings
    as appropriate
  • If house has been winterized,
    turn water back on

Stocking Service

We will stock your house with Heating/AC filters and light bulbs and change them as appropriate.
